Florida & Miami Dade Have Similar Expiration Rules
Let's Break Them Down
1: Building Code Expiration Date
In all cases, a product approval must contain information regarding the effective building code for use.
Genarlly speaking, permits must be applied for during the time the effecitve building codes are in effect.
There are nuances regarding master permits vs subcontractor permits on a project, and grace periods offered by building departments so it’s strongly advised to check with the governing municipality prior to selecting and permitting a building product.
An older building product approval during a new code cycle may still be valid for use if the permit was pulled during the prior code cycle.
2: Quality Assurance Expiration Date
For both Miami-Dade and Florida Product Approvals, a quality assurance agency is retained to ensure the product manufacturing review process is current.
If the quality assurance date is expired, it is not valid for use regardless of the effective building code.
The product manufacturer must resubmit a valid quality assurance certificate to the proper agency to validate the approval.
Miami-Dade issues Quatlity Assurance certificates for building products every five years(5) years.
Florida reviews Quality Assurance certificates for building products registered with them on an annual basis. Products are set to invalid on the state’s website if the quality assurance review is past the effective date.

State approvals are valid until a change in the product changes decreases the product’s performance, the standards or Code changes or the product is suspended or revoked.
Remember, the date of a permit typically governs the use of a product approval.
An approval may have expired under a new code, but is still applicable for use if the supporting permit is applied for under the previous building code.
